The process assesses the current condition and operational quality of a property based on defined criteria across areas such as management, energy, water, materials, health, and comfort. Its strength lies in the breadth of the questionnaire rather than the depth of the individual criteria. This is precisely what makes it attractive to portfolio holders who want to map properties with a wide range of performance and condition levels within a single system.
The unique feature of this process is that it can also map partial areas of a property. This distinguishes the system from its competitors.

When another system is a better fit
If you want to benchmark your property against top-performing buildings internationally or require documentation in English. It also becomes challenging with properties that have an anchor tenant who restricts access to the building or does not provide current tenant fit-out plans. In these cases, we will discuss alternatives such as DGNB GIB or LEED O+M with you.

Is BREEAM DE In-Use the right certification for our portfolio?
This is ideal if you have a heterogeneous building portfolio with a wide range of performance and conditions that you want to map in one system to identify high and low performers. It is less suitable if you are benchmarking against top-performing international buildings, require English-language documentation, or are working with an anchor tenant who restricts property access.
How long is the certificate valid?
Three years. You can update it after just twelve months, for example if you are aiming for a better result.
Does the system provide ESG-relevant data for an exit?
With limitations. Consumption data and KPIs are documented, though not necessarily based on invoices for water consumption and tenant electricity. A separate entry is required for submission to rating portals, as there is no digital interface like those available for LEED O+M and GRESB.
