Classification

A multi-stage process based on the Plan-Do-Check-Act methodology, designed for long-term renovation and operational concepts. It evaluates the carbon footprint and decarbonization path, drinking water requirements, and waste balances, as well as social topics such as mobility, accessibility, biodiversity, and operational concepts.

The goal is to maintain or increase the value of the property. Because the system evaluates the strategy rather than current consumption levels, you don't need a perfect starting point, but rather a solid plan.

When another system is a better fit

If you want to achieve the highest possible certification from scratch without a lead time of at least twelve months, this system will work against you, as it evaluates the strategy and its implementation over time. For a property that is already being operated very efficiently, LEED O+M certification is the better path in this case. And if you only hold a single property, the effort is disproportionate to the result because you cannot leverage synergies across multiple assets.

Three years. You can upgrade after just twelve months, for example if you are looking for a better embossing.

Does the system provide ESG data for a future sale?

Yes. Consumption figures, KPIs, and strategies are documented. However, there is no digital interface like those for LEED O+M or GRESB, so data must be entered separately for transfer.
