Einordnung LEED O+M

Classification

A streamlined, data-driven assessment process for operational real estate. It evaluates consumption data, operational concepts, and the technical condition of the property. The results are provided in digital format and can be used in ESG rating portals. Documentation is provided in English.

Unlike systems that accompany the planning phase, LEED O+M evaluates the status quo. The process describes how a property is currently operated rather than developing a strategy for how it should be operated in the future.

ESG and CSRD reporting

For asset and portfolio holders with reporting obligations, this process is either an added value or a requirement, depending on the specific situation.

Data transfer to rating portals

Consumption values and KPIs are available in a structured format, along with a digital interface for portals such as GRESB—at both the building and portfolio levels.

Divestment

Experience shows that the certificate does not necessarily lead to a higher purchase price. It makes the property comparable to others worldwide and, in the best case, has a positive impact on the investment decisions of international investors.

Transparency in existing buildings

Operations are documented over a continuous period rather than assessed at a single point in time. This creates a reliable foundation for discussions with owners, financiers, and auditors.

When a different system is a better fit

If no consumption data is available for your property or if consumption is significantly higher than average. The process evaluates the status quo and does not develop strategies to improve this status beforehand. In this case, we first discuss measurements, audits, and operational concepts—and address certification once the data is in place.

Frequently Asked Questions

Is LEED O+M the right certification for our property?

A property in good condition regarding cleanliness and safety, as well as an inner-city location with good public transport connections, are strong indicators, as both are rated highly in the process. It is also suitable if your property is traded internationally, managed within a portfolio, or if you are subject to ESG and CSRD reporting requirements. Conversely, a lack of data or above-average consumption levels are disadvantages, as the process evaluates the status quo.

How long is the certificate valid?

Three years. You can update it after just twelve months, for example if you are aiming for a better result.

Does the system provide ESG-relevant data for an exit?

Yes. Consumption data and KPIs are documented, and we provide a digital interface for rating platforms like GRESB at both the building and portfolio levels.

Do US standards pose any difficulties for us?

No. We only use English-language documents when communicating with the system provider or if you specify English as the contract language. Otherwise, we speak and write in German. An exception is the Technical Due Diligence as an energy audit, which must be set up according to the ASHRAE standard. We prepare this audit ourselves and are familiar with the US standard.
