Does your real estate portfolio contain different properties that vary greatly in terms of age and standard? If so, forward-looking portfolio management calls for a clear and nuanced view of the fittings and conditions of different properties. What are the strengths and weaknesses of your various properties?

BREEAM certification rates buildings on a scale of zero to 100 points, basing evaluation on a comprehensive checklist. Architectural details, such as the availability of daylight, accessibility etc., are rated alongside technical standards (control of artificial light, performance data for fans, etc.)

Some criteria require detailed documentation, others a simple ‘yes/no’. In terms of content, however, this process does not equate to a TDD or energy audit.

Optionally, assessment can be performed in two stages.

Part 1 focuses on the quality of a property, taking account of essential fittings and consumption.

Part 2 evaluates operation, i.e. quality management strategies aimed at retaining the value of a property.

Due to the wide spread, it cannot be assumed that projects with BREEAM certification (e.g. one star) constitute fully sustainable properties. That said, it is clear which properties require short- or medium-term investment to remain future-proof.
