Over recent years, GRESB (the Global Real Estate Sustainability Benchmark) has emerged as one of the world-leading ESG assessment systems for asset management.

Founded by a group of property fund owners in 2009, GRESB B.V. simplifies access to comparison data on environmental, social and governance standards (ESG) in the real estate sector. Seven aspects are considered in investment decisions, including risk assessments, operator guidelines, building certifications, the implementation of monitoring concepts, performance (consumption) data and the stakeholder engagement of participants.

Results for your properties are compared against those of a ‘peer group’ of market competitors in the relevant asset class, with benchmarks dynamically adjusted on the basis of previous years’ results. A steadily upward trend for key indicators is therefore necessary to confirm a valuation in the following year. This is why we need to plan ahead in partnership.

ECORE SCORING

COMPARABILITY + TRANSPARENCY

Since 2020, associations, partners and experts in fund and asset management have been establishing a new standard for the sector: ECORE (ESG Circle of Real Estate) scoring.

The aim of the initiative is to harmonise the valuation of assets and portfolios by reconciling regulations, laws and ordinances. Alongside ESG criteria, EU taxonomy requirements and decarbonisation measures are included. Existing international assessment systems take account of different content, and this produces different scores and distinctions – in other words, it’s like comparing apples to oranges.

As is customary in the sector, the comparison of properties is based on the annual performance of a peer group of similar asset classes in Germany or Europe.

What is the advantage of ECORE scoring?

In the best-case scenario, ESG scoring is transparent and comparable. This means that project developers, property owners and investors benefit equally throughout the entire process, from project development and acquisition to portfolio management, value retention and development.

ECORE scoring takes account of three clusters. Cluster I covers ‘Governance’ at portfolio and corporate level; cluster II encompasses ‘Consumption and Emissions’ while cluster III is ‘Asset Check’ and includes such aspects as building automation, user comfort and operator concepts.

DIGITAL TWIN

The key tool in evaluating the energy efficiency of a building and minimum requirements according to LEED is the creation of integrated building and systems simulation.

This ‘energy model’ conforms to the requirements of ANSI/ASHRAE/IESNA standard 90.1. It is performed according to a simulation program validated under ANSI/ASHRAE standard 140. Taking account of agreed energy tariffs, a forecast of likely energy costs is drawn up in respect of process technology and the quality of the building envelope.

In combination with intelligent measuring technology and control technology, data derived at the planning phase can be transferred to a digital twin. This makes a big difference to the transparency of processes and promotes operational optimisation.

Throughout their life cycle – from production and usage to disassembly and recycling – buildings produce emissions. These pass into the air, water and soil, thereby accelerating climate change by increasing global warming potential, damaging the ozone layer, producing summer smog, killing forests and fish and over-fertilising soil.

The aim of life cycle analysis is to minimise this influence through forward-looking planning. The key levers here are a highly energy efficient construction method, the application of renewable energies and the deployment of construction materials with a high proportion of recycled (or recyclable) content. The verification process we use is accepted in DGNB and LEED assessments and forms the basis of carbon reporting (see separate service).

EU TAXONOMY COMPLIANCE: CLOSING THE GAPS

Our EU taxonomy analyses highlight any discrepancies between the current situation and the EU framework at an early stage. In this way, we can provide project players with concrete improvement measures or offer direct assistance (narrowly defined for EU taxonomy or combined with established certification processes like LEED® and DGNB).

We also summarise the results for you in a brief report which can be used to support possible financing or sale plans. Experience has shown that such evidence is required in the course of a project.

For alignment purposes as outlined above, the DGNB offers a set of tables for DGNB-registered projects. Bear in mind that the review and preparation of content and evidence remains the responsibility of those involved in planning and construction.
