In pursuit of its goal of a climate-neutral economy by 2045, the federal government expects companies to demonstrate reductions in their greenhouse gas emissions – every single year. The reporting obligations are wide-ranging, take a lot of time and the requirements are not always easy to fulfil.

So how can you meet these goals? What data is needed, and which topics need to be covered in the reports?

ESG reporting sets out the impact of business activity on people and the environment. The verifiable criteria on environmental, social and corporate governance issues apply to both individual buildings and portfolios at company level.

In this regard, we make use of two processes: the GRESB (Global Real Estate Sustainability Benchmark) procedure, a world-leading ESG assessment system for asset management, and ECORE scoring which provides transparency and comparability in ESG scoring.

Now more than ever, a reliable evaluation of climate risk and the associated susceptibility of your buildings is critical from an economic viewpoint. In any case, you will need to meet the requirements of EU taxonomy for your property – the two go hand in hand.

Climate models take account of physical parameters for each building on the basis of location and construction, thereby assessing vulnerability in the event of severe climate-related scenarios.

A total of 18 factors are considered to determine short- to long-term risks – from earthquakes and storm tides to heat stress and rising sea levels.

To date, we have determined the climate risk for 45 buildings. We can identify climate risks for the entire EU region and provide advice on mitigating those risks, both at portfolio level and for individual buildings.

The CRREM method calculates and benchmarks the environmental footprint of a specific building during its operational phase, thereby determining (or ideally nullifying) its stranding risk.

Using tools we developed ourselves on the basis of the Carbon Risk Real Estate Monitor, we have carried out a series of stranding risk assessments for individual structural properties.

This approach has enabled our clients to define decarbonisation targets for individual buildings or entire property portfolios, and to meet those targets in some cases.

Shortage of raw materials, fragile supply chains and high carbon emissions and waste generation require the construction industry to change direction – in other words, less talk and more action!

Manufacturers, architects, experts in construction logistics, auditors, harmful substance specialists, Cradle 2 Cradle pioneers and programmers of material databases are all working on optimisations.

KfW SEAL OF QUALITY: REWARDING SUSTAINABLE BUILDINGS 

Are you taking full advantage of state financial incentives in recognition of your sustainability strategies? Although KfW and IFB subsidies are established on the market, we find time and again that clients are not embracing the opportunities.

Since 2021, the German government has been promoting aspects of sustainability in the real estate sector through the BEG federal funding programme for efficient buildings, which is based on sustainability classes. The QNG seal of quality for sustainable buildings offers attractive rewards for new and renovated buildings.

In the first step, the predicted carbon emissions of your building are evaluated (especially in the case of residential buildings). This value is determined by means of a life cycle assessment (LCA). Only when this goal has been reached can the next steps be planned. Anything else would be a false promise: funding is not a quick fix!

As accredited and listed KfW energy consultants, we can advise on potential programmes and income sources, and submit applications with your bank.

In step two, we take charge of the process of obtaining the QNG seal as accredited DGNB auditors or NaWoh sustainability coordinators.

Our advice applies to your residential and non-residential buildings, except for detached houses and buildings with fewer than 20 units.

As part of WELL certification in accordance with the specifications of the International WELL Building Institute (IWBI), the successful implementation of the objectives (features) must be verified by measurements and analyses.

Among other things, these include:

  • Drinking water quality | Microbes, heavy metals, suspended particles, etc.

  • Air quality | Solvents, fine dust, CO2 concentrations etc.

  • Thermal comfort | Radiant temperature + room temperature

  • Room and building acoustic qualities

  • Quality of artificial light | Luminance ratios, illuminance uniformity, light levels

Accreditation as a WELL Performance Testing Organization (WELL PTO) is required to carry out these tests. ibak was licensed as a WELL PTO in the 3rd quarter of 2019.
